What a pro does

Diagnosis starts by separating a heating problem from a capacity problem. No hot water at all points at the burner, the thermostat or the elements. Hot water that quits early points at sediment, and in New Mexico sediment is the usual story. Hard groundwater drops its mineral load out of suspension every time the water gets hot, and that layer settles across the bottom of the tank where it insulates the burner from the water it's meant to heat. The rumbling people describe is steam forcing its way up through that bed. A plumber checks the anode rod as part of this, because a rod that's been consumed leaves the steel shell of the tank to corrode on its own. On an electric unit the elements come out for inspection, since scale builds directly on them here and a scaled element burns out early. Gas units get the burner, the thermocouple and the venting looked at. What gets found determines whether the answer is a service, a component swap, or a tank that's reached the end.

Mineral content. Water this hard leaves scale in the tank faster than softer supplies do, and that scale both reduces the working volume and makes the heater run longer to deliver the same result. The tank works harder for years and then gives up sooner than the same unit would elsewhere.
Water trapped under a sediment layer, flashing to steam and pushing through. It's a sign the bottom of the tank has a mineral bed sitting on it. Not an emergency by itself, but it tells a plumber a lot about what's going on inside before anything is opened.
It moves it rather than removing it. There's no tank bottom for sediment to collect on, but the heat exchanger scales instead, and hard water means that happens sooner. Tankless units in this region need descaling on a schedule to keep working the way they should.
Not always. It can come from the temperature and pressure relief line, a loose fitting, or condensation on a cold morning. A plumber traces the source, because a leaking fitting is repairable while a weeping tank body isn't.
